UPDATE: In July 2025, New Markets Tax Credits were made a permanent part of the U.S. tax code! NMTCs have proven to be an effective tool for increasing access to affordable homeownership, but despite its history of success, in 2024, less than 2% of the $5 billion of NMTCs awarded by the CDFI Fund was for affordable homeownership development.
New homeownership opportunities are on the horizon for communities in three states with the support of NMTC allocation from The Housing Partnership Network, Inc.: Affordable Homes of South Texas, Inc., Atlanta Neighborhood Development Partnership, Inc., and Homewise, Inc.

On March 27, 2025, Community Housing Capital deployed $40MM in New Markets Tax Credit loans to 5 nonprofit developers in Georgia, Indiana, Minnesota, New York, and Texas to develop a total of 148 homes for affordable homeownership.
Neighborhood Housing Services of Baltimore's Mondawmin Rowhome Project has been nominated for the Novogradac Journal of Tax Credits' 2025 Community Development QLICIs of the Year Award in the Real Estate category.
In 2024, the Smith NMTC team facilitated 5 closings deploying over $63 million in NMTC allocation for 8 projects across 7 states! The success of this past year builds on 16 years of experience in NMTCs. Since 2008, Smith NMTC has deployed over $780M in NMTC allocation to fund 161 projects in over 32 states—including $631.5 million for affordable homeownership that has resulted in over 5,500 homes.
